Intelligent air conditioning – with close-to-surface concrete core tempering

A sustainable property in an excellent location

Located just a few minutes from the main train station in the heart of the city, Bülow Carré was built over the course of three years. The property offers tenants 20,000 m² of commercial, catering and office space across seven floors plus a basement garage. Spacious rooms and flexible room partitioning enable new office constellations to be created through intelligent design. The floor-to-ceiling windows give the rooms an even more spacious feel. All of these visible aspects define Bülow Carré, as do the technical features associated with an efficient, sustainable property.

Our solution
Energy-efficient, economical heating and cooling – this has a huge impact on the budget for buildings of this size. The planners opted to take advantage of our close-to-surface concrete core tempering system. Modules with an overall surface area of approximately 6,900 m² consisting of 80,000 m of RAUTHERM S pipes were installed. Our system was combined with a basic mechanical ventilation system.

Concrete core tempering – the alternative heating and cooling system
The close-to-surface concrete core tempering system is an evolution of the principle of concrete core tempering, which is based on the use of storage capacity in structural components. The building’s concrete mass is used to store heat, which facilitates heating and cooling operational cycles at a low, resource-saving temperature level. The close-to-surface variant responds even more quickly to fluctuations in temperature. Refrigeration systems can be much more compact than conventional air conditioning units.
